The rental guarantee<\/a><\/span> was set up to protect landlords from tenant default and the risks associated with renting. It is regulated by law, but not mandatory. It is required in most residential leases. To find out if your rental lease<\/a><\/span> is subject to a rental guarantee, simply read it and find out how the tenant’s commitments are guaranteed.<\/p>

Rent law provides that the tenant’s guarantee can be provided by blocking a sum of money in a dedicated bank account. The Belfius bank offers this service of opening an individualized bank account for the rental guarantee. The individual account opened with the Belfius bank to hold the amount of the guarantee is in the tenant’s name. The difference between a bank guarantee<\/a><\/span> and a rental guarantee is that when a rental guarantee is set up, money is actually deposited. With a bank guarantee, this is not the case, but the bank guarantees the rental guarantee. A bank guarantee is not free for the tenant. It is possible to obtain release of the rental guarantee<\/a><\/span> and therefore the funds blocked in your Belfius bank account before the end of the lease.
