It is regulated by law, but not mandatory. It is required in most residential leases.<\/p><p>Under the Rent Act, the tenant&#8217;s guarantee can be provided through a blocked account in a Belgian bank. ING Bank offers this service in Belgium, opening an individualized bank account for the rental guarantee. The individualized account opened with ING Bank to hold the amount of the guarantee is in the tenant&#8217;s name. This service is very different from another ING Bank service, the ING Rental Bank Guarantee. <\/p><p>ING offers a number of bank guarantee services, including a <span style=\"text-decoration: underline;\"><a href=\"https:\/\/garantie.be\/en\/rental-bank-guarantee\/\">rental bank guarantee<\/a><\/span> as part of a property lease. Under a rental bank guarantee, ING undertakes to pay a guaranteed amount on your behalf if you are unable to meet your obligations as a tenant to the landlord. <\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-86f539a elementor-widget elementor-widget-heading\" data-id=\"86f539a\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">How do I unlock the ING rental guarantee?<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-45da076 elementor-widget elementor-widget-text-editor\" data-id=\"45da076\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>The ING rental guarantee can be released in 2 ways:<\/p><ol><li>By obtaining the agreement of the parties: This situation is most common at the end of the lease, and is based on the<span style=\"text-decoration: underline;\"><a href=\"https:\/\/garantie.be\/en\/lease-exit-inventory\/\">inventory of fixtures<\/a><\/span>. The procedure for releasing funds blocked under the rental guarantee requires completion of the ING rental guarantee release request form. The completed form is signed by the parties to the contract, then sent by post in the original to the ING bank branch that blocked the funds.  <\/li><li>On presentation of a court judgment: This judgment must be enforceable and expressly rule on the tenant&#8217;s debt to the landlord. The judgment is presented to the ING agency that has blocked the rental guarantee funds for enforcement. <\/li><\/ol><p>It is also possible to obtain a release of funds blocked under the rental guarantee before the end of the lease.
