Elles comprennent notamment :<\/p><ul><li><strong>Les charges li\u00e9es \u00e0 l\u2019usage du logement<\/strong> ou de l\u2019immeuble : eau, chauffage, gaz, \u00e9lectricit\u00e9, ascenseur, entretien des parties communes, etc..<\/li><li><strong>Les charges privatives<\/strong> :\u00a0 celles li\u00e9es \u00e0 la consommation propre du locataire et les charges communes li\u00e9es \u00e0 l\u2019immeuble ou \u00e0 la copropri\u00e9t\u00e9.<\/li><li><strong>Les taxes ou redevances<\/strong> d\u2019usage, par exemple : ordures m\u00e9nag\u00e8res, ramonage, entretien des parties communes, qui peuvent \u00eatre r\u00e9percut\u00e9es sur le locataire.<\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-40ee224 elementor-widget elementor-widget-text-editor\" data-id=\"40ee224\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Le montant des charges peut \u00eatre fix\u00e9 de deux fa\u00e7ons :<\/p><ul><li>au forfait (un montant fixe mensuel ou annuel) ;<\/li><li>\u00e0 la provision suivie d\u2019une r\u00e9gularisation en fonction des d\u00e9penses r\u00e9elles.<\/li><\/ul><p>\u00a0<\/p><p>Le bailleur doit pouvoir fournir un <strong>d\u00e9compte des charges<\/strong>. En g\u00e9n\u00e9ral les baux de location sont r\u00e9dig\u00e9s de mani\u00e8re \u00e0 ce que les comptes soient faits annuellement.
