Between the above-mentioned lessor and the above-mentioned student, it is agreed as follows:

Article 1 – Rented accommodation
The lessor rents to the student an apartment located at [adresse complète du logement] comprising [description of the property: room, studio, apartment], with an approximate surface area of [m²].

Article 2 – Use of the property
The property is intended exclusively for use as a study residence. Any other use is forbidden without the written agreement of the lessor.

Article 3 – Duration of the lease

On expiry, the lease terminates automatically, unless written agreement to renew has been given.

Article 4 – Rent and charges

Article 8 – Termination and notice
In accordance with regional legislation :

• Brussels-Capital Region: the student may terminate the contract at any time by giving 2 months’ notice.
• Wallonia region: the student can cancel up to March 15 with 2 months’ notice.
• Flanders region: specific rules of the “Vlaams Woninghuurdecreet” (2 months’ notice).

The lessor can only terminate the lease on expiry, giving 3 months’ notice.

Article 9 – Maintenance and repairs
The student must maintain the accommodation, carry out minor repairs, and immediately notify the landlord of any damage or malfunctions.

Article 10 – Internal regulations
The student agrees to comply with the internal regulations appended to the present lease concerning the quiet, cleanliness and safety of the building.

Article 11 – Annexes
