- Log in to www.myminfin.be using your eID, itsme, or another form of identification.
- Once you’re logged in, select “e-DEPO” from the list of available services.
- Click on “Submit a rental guarantee.”
- Tenant information: last name, first name, national ID number, address.
- Landlord’s contact information: owner or real estate agency.
- Information about the rental property: full address.
- Amount of the rental guarantee: generally 2 or 3 months’ rent, depending on the region.
- Upload the required documents: signed lease and proof of address.
- Once you have completed the form, you will receive the banking instructions.
- Transfer the exact amount to the Belgian tax authority’s escrow account.
- Please wait for the confirmation of receipt, which usually arrives within a few days.
- Once payment has been received, MyMinfin generates a certificate of deposit.
- This document is available in your personal account on MyMinfin.
- Submit the certificate to your landlord—the rental guarantee is now officially in place.

What happens after the security deposit is made?
Once the rental guarantee is held, it remains inaccessible until the end of the rental lease. After the inventory report, there are two possible scenarios:
Termination of a Lease Without Dispute
- No damage or unpaid bills were found
- The landlord and tenant are jointly requesting the release of the security deposit
- The funds are returned to the tenant
Termination of a Lease Due to a Dispute
- Disputed rental damage or unpaid rent
- The amount remains frozen until a decision is reached, either through settlement or by court order
