Is it legal to use a warranty without locking in money?

Is my landlord obliged to accept?
Since April 2025, tenants have been free to choose their rental guarantee. Despite this, some landlords refuse to accept an alternative formula. The majority of Belgian landlords and agencies accept garantie.be certificates, which are reliable, traceable and compliant with the law.
Can I stop the warranty during the lease?
The commitment lasts until the end of the lease. However, you can terminate it at any time without charge by placing the guarantee in an escrow account with a bank, with the agreement of your landlord.
