What is a tenant guarantee?
In Belgium, the rental guarantee is a sum of money that the tenant must provide to the landlord at the start of the contract to cover any unpaid rent or damage to the property. This guarantee can be paid into a blocked account, provided by a bank, or replaced by a guarantee taken out with an organization such as garantie.be, which acts as a recognized professional guarantor. The amount is generally equivalent to two or three months’ rent, depending on the region and type of lease.
How much does it cost on garantie.be?
On garantie.be, rental guarantee requires no blocking of funds. The tenant signs a rental deposit.
GARANTIR guarantees the financial commitments of the lease on behalf of the tenant. The amount of the guarantee fee is proportional to the amount of the rental guarantee guarantee: the annual guarantee fee represents 6% of the amount of the rental guarantee guarantee, with a minimum amount of €96 per year.
For a rental guarantee of €2,000, the tenant will pay the equivalent of €10 per month in security deposit fees when making an annual payment. The tenant can cancel the deposit at any time without charge by blocking the €2,000 from rental guarantee with a bank and obtaining the landlord’s agreement.
Does garantie.be offer the same level of guarantee as a bank account?
Yes, the guarantee provided by garantie.be is perfectly equivalent to that of a blocked bank account from the lessor’s point of view. An official certificate is given to the lessor when the lease is signed, committing garantie.be to pay the sums due in the event of a dispute.

How long does the commitment with garantie.be last?
The commitment with garantie.be corresponds to the initial duration of the lease, often 1, 3 or 9 years, depending on the type of rental. At the end of the lease, if there are no outstanding disputes, the guarantee ends automatically. If the lease is extended, the guarantee can easily be renewed for a further period, without having to redo the entire file.
