The 4 Essential Requirements for Opening an e-DEPO Account

e-DEPO is a Belgian government service that is accessible only under certain technical and administrative conditions. If even one prerequisite is missing, the process is blocked.

1
A valid Belgian ID card (eID)

e-DEPO is accessible only via a Belgian eID or an itsme linked to an eID. Foreign passports are not accepted.

Blocked if: you are an expatriate, an international student, or have not yet received your Belgian ID card. In this case, garantie.be is the only digital alternative available.
2
An eID card reader or the itsme app

To log in to MyMinfin with your eID, you’ll need a physical card reader connected to your computer, or the itsme app installed and set up on your smartphone.

Please verify: Your eID PIN must be activated, and your card’s certificate must be up to date. An expired certificate will prevent you from logging in to MyMinfin.
3
A Belgian bank account in your name (Belgian IBAN)

The rental guarantee must be transferred from a Belgian bank account in the tenant’s name. e-DEPO does not accept foreign bank accounts (French, Dutch, etc.).

This may be an issue if: you have just arrived in Belgium and have not yet opened a local bank account. Opening a Belgian bank account can itself take several weeks.
4
Funds Available Immediately

You must be able to transfer the full amount of the rental guarantee in a single payment (2 to 3 months’ rent). e-DEPO does not accept partial payments or payments in installments.

Keep in mind: For a monthly rent of 800 € in Brussels, you must have 1,600 € available in your account at the time of the application.
If you do not meet even one of these four requirements, the e-DEPO process will be blocked. In that case, garantie.be allows you to obtain a rental guarantee without any of these requirements—no eID, no Belgian bank account, and no funds to be tied up.

Planning

How long does it take to open an e-DEPO account?

The e-DEPO process takes several days at best. If you’re starting from scratch, it can take several weeks.

Immediate
Log in to MyMinfin and create the file
If you already have an active eID, have set up itsme, and have all your lease information on hand, it takes 15 to 30 minutes to create the file.
1 to 4 days
Processing the wire transfer and generating the certificate
Once the transfer has been received, the SPF Finances will approve the application and generate the certificate. Please allow 1 to 4 business days. A transfer made on Friday evening will not be processed until Monday.
1 to 4 weeks
If your eID has not yet been activated
eID PIN activation is handled by local municipalities. Some municipalities have wait times of several weeks for appointments. Check this first on MyMinfin if your card is new or has never been used.
Several weeks
If you don’t have a Belgian bank account yet
Opening a Belgian bank account can take 1 to 4 weeks, depending on the bank. Some banks require you to have a Belgian address before opening an account. If you’re in an emergency situation, garantie.be lets you get a certificate in just a few hours without needing a Belgian bank account.

Frequently asked questions

FAQ: Opening an e-DEPO Account

Can I open an e-DEPO account without a Belgian bank account?

No. e-DEPO requires a bank transfer from a Belgian bank account in the tenant’s name. Foreign accounts are not accepted. If you do not yet have a Belgian bank account, garantie.be is the only digital alternative without this requirement.

How long does it take to receive the e-DEPO certificate?

On average, 1 to 4 business days after the transfer, provided all the information in the file is correct. Plan for at least one week before the lease signing date so you aren’t caught off guard.

What documents should I have on hand before I start?

Once the rental lease has been signed, you’ll need the landlord’s full contact information (name, address, exact email address), your Belgian IBAN, and your active eID or configured itsme. See the complete list on our e-DEPO documents and common errors page.
