Once the payment is made, the listing disappears.

No. The guarantor can live in any country. They’ll receive a link via email with a form pre-filled using the information you entered in your application—they just need to review it, fill it out, and sign it online. No in-person visits are required.
Don’t pay anything. No legitimate landlord will ask for the rental guarantee before the rental lease is signed and the keys are handed over. This is a classic sign of a scam.

A rental guarantee is mandatory in Belgium and capped at 2 months’ rent in Brussels and Wallonia, and 3 months in Flanders. It can take the form of a blocked account or a joint guarantee, such as the one offered by garantie.be.

Termination is free and occurs automatically at the end of the lease, once your landlord confirms that there are no outstanding debts. You may also terminate the lease at any time during the term if you move to a new residence.
