Terminating a rental lease almost always involves sending a lease termination letter. This document is essential: without the right letter, the notice period can be contested, leading to unnecessary costs.

What is a lease waiver letter?
The lease termination letter is an official letter by which the tenant informs the landlord of his wish to terminate the rental contract.
It allows you to :
- respect the notice period stipulated in the contract ;
- set a clear end-of-lease date;
- avoid any disputes over deadlines or rent due.
Without a written letter, termination of the lease is generally not recognized.
When should I send a lease cancellation letter?
The letter must be sent before the start of the notice period, the length of which depends on the type of lease(student lease, short-term lease, etc.) and the terms of the rental contract.
In practice, the notice period begins on the 1st day of the month following receipt of the letter by the landlord. For example, a letter received on March 15 starts the notice period on April 1.

How do I send my lease cancellation letter?
To be valid and avoid any dispute, the letter must be sent :
- by registered mail (the safest solution),
- delivered by bailiff,
- sometimes by hand-delivery against signature (if the lessor agrees).
Please note: e-mail alone is generally insufficient, unless the lessor agrees in writing.
After the letter has been sent: steps to take
Once the lease cancellation letter has been sent, the tenant must remember to :
- respect the notice period to the end;
- continue to pay rent and utilities during this period;
- organize an inventory report;
- return the property in the same condition as the inventory report;
- recover the rental guarantee, except in the case of justified deductions.
