Termination of a short-term lease
A short-term lease (1, 2 or 3 years) is concluded for a fixed term, but can be terminated under certain conditions. This model enables you to notify your decision to the lessor, while respecting the notice period and indemnities stipulated by regional legislation.
Since 2018, the rules have been slightly different in Flanders, Brussels and Wallonia, but in all three regions, the tenant can terminate a short-term lease under certain conditions.

In accordance with the legal provisions applicable to short-term leases, I hereby inform you of my decision to terminate the lease. The three-month notice period will begin on the first day of the month following receipt of this letter.
In accordance with the law, I will pay an indemnity equivalent to one month’s rent, due to the early termination of the lease.

Tips for using this model
- Send the letter by registered mail with acknowledgement of receipt: the notice period begins on the 1ᵉʳ day of the month following receipt. For example, if you send the letter on February 15, the notice period runs from 1ᵉʳ to March 31. You will have to vacate the apartment by March 31 at the latest.
- Compensation: if you leave early, you may be required to pay compensation of one month’s rent.
- Inventory of fixtures: schedule this at the end of the notice period at the latest, before handing over the keys.
- Proof: keep the acknowledgement of receipt of the letter in case of dispute.
