How do I fill in the Inventory report?

The Inventory report is an essential step at the end of a rental lease. This document compares the state of the property when the tenant leaves with the state when he or she moved in. It serves as the legal basis for determining any deductions from the rental guarantee and preventing disputes.

This document must be drawn up jointly, signed by both parties and accompanied by photos. Copies must be kept for at least 3 years after the end of the lease.

Tips for using this model

  1. Prepare for the visit: clean the home, repair any minor defects and prepare the keys and meter readings.
  2. Be there together: the Inventory report at the end of the lease must be drawn up by both parties (lessee and lessor together, or their representatives).
  3. Fill in each section precisely: floors, walls, ceilings, windows, fixtures, furniture, meters, keys, etc.
  4. Include dated photos as proof in case of disagreement.
  5. Compare with the Inventory report at the start of the lease to clearly identify normal wear and tear and any damage attributable to it.
  6. Sign and keep a copy: each party must keep a complete, signed copy, together with appendices and photos.
  7. In the event of disagreement, it is advisable to call in an independent expert to guarantee the objectivity of the report.
