The time required to obtain a rental guarantee in Belgium depends on the type of guarantee chosen: blocked account, bank guarantee, e-DEPO, private guarantor or online service. The organization from which the request is made may also have specific deadlines.
Some systems are quick and digital, while others require several administrative steps or a visit to a branch. Here’s a complete overview of the different timeframes for the different options available in Belgium.
1. Blocked account with a bank
This type of guarantee is the most common in Belgium. The tenant opens a blocked account account in a bank, into which he pays the amount of the deposit rental guarantee.

- The process may take longer if the tenant has difficulty providing certain information (e.g. identifying the landlord).
4. Bank guarantee
In the case of a bank guaranteethe bank acts as guarantor on the tenant’s behalf, provided that the tenant makes monthly payments to replenish the amount of the rental deposit.
- Estimated lead time: 2 to 4 weeks.
- The bank must prepare a complete file, including proof of the tenant’s income and ability to repay the sum.
