The MyMinfin e-DEPO platform enables you to set up a 100% online rental guarantee with the Belgian government. However, many tenants encounter difficulties because they lack the right documents, or because of common errors on MyMinfin.
Here’s a complete list of the documents you’ll need, as well as the most common mistakes and how to avoid them.
Documents required to create an e-DEPO rental guarantee
To block a rental guarantee via e-DEPO, you must provide or enter the following information:
Signed lease contract: Essential document signed by the tenant and the landlord (or their representative).
Valid ID: You must log in with a Belgian electronic identity card (eID) or Itsme (linked to a Belgian identity card). E-DEPO is not accessible to expatriates without a Belgian eID.
- Owner’s full contact details: Surname and first name, full address, e-mail address and national register number (optional) must be entered in MyMinfin.
Tenant’s bank details : The final refund will be made to this account.
Recent proof of address: In some cases, you may be asked to provide an energy bill, a water bill or a certificate of address from the local authority.
Rental information: The full address of the rented property, the type of lease (principal residence) and the amount of rent. Of course, you’ll also need to indicate the amount of the rental guarantee.

Common errors when using e-DEPO
Here are the most common problems encountered by tenants.
eID / Itsme connection error
Common causes: eID card not activated, wrong card reader, eID certificate expired, Itsme misconfigured
➡️ Solutions: Check eID activation with the commune, test Itsme on another application, update certificate, change browser (Chrome → Firefox or Edge)
Poorly structured communication during the transfer process
If the communication is not correct, FPS Finance cannot associate your payment with the file, so the deposit never appears in your MyMinfin account.
➡️ Solutions: Copy and paste the exact communication and add nothing (no text, no spaces).
e-DEPO certificate not generated
The certificate is available only after receipt of the transfer.
Common causes: Transfer made at the weekend, incorrect amount, payment in two instalments (refused).

Unable to create an e-DEPO repository (button grayed out)
This problem is common among expatriates, recent residents and international students.
Common causes: You do not yet have a valid Belgian identity card → e-DEPO is inaccessible.
➡️ Solutions: Complete the online guarantee.be form, the only 100% digital alternative (no eID required).
Incorrect landlord number
If the email address or name is incorrect: e-DEPO will not send the notification to the owner.
➡️ Solutions: check the exact email address of the lessor. If it’s an agency, use the email address of the agent in charge of the file.
Incomplete file
If a document is missing, the file will not be validated.
➡️ Checklist: contract signed, correct amount, lessor’s contact details supplied.
Solutions if your e-DEPO deposit is rejected
➡️ Cancel and start again: if you make a mistake, it’s better to recreate a clean file
